601 Venture Drive
Morgantown, WV
In 1997, Glenmark acquired 65 acres of unimproved land at the intersection of West Virginia Route 705 and U.S. Interstate 68, located between Morgantown and Cheat Lake, West Virginia. In five years, Glenmark developed the property into a 350,000 square foot retail shopping center. Through Glenmark’s efforts, the Centre is occupied by several national chains, including Lowe’s, General Nutrition Center, Michael’s Arts and Craft Store, Hallmark, Books-A-Million, Outback Steakhouse, Ruby Tuesday, Wendy’s, Honey Baked Ham, Super 8 Motel, and Holiday Inn. Further, many local businesses occupy the Centre, such as Clear Mountain Bank, BFS Foods, Shop N’ Save, and Cheat Lake Urgent Care. In 2003, Glenmark sold the majority of the Glenmark Centre. It has recently been renamed Pierpont Centre.
Within the former Glenmark Centre, situated at 601 Venture Drive, Morgantown, West Virginia, the Talbot’s building contains 8,800 square feet of leasable space with related parting. The two-story building is fully leased to three tenants. The building was constructed in 2007, pursuant to the requirements of the building’s major tenant, The Talbots’s Inc., which occupies the entire first floor. The second floor is occupied by Vecchio and Company, PLLC and Touchdown Home Pros. The property is owned by GMH Properties, LLC, whose managing member is Glenmark Holding LLC.
Adjacent to the former Glenmark Centre, Glenmark Holding LLC is the long-term lessee of 3.80 acres, more or less at 201 Venture Drive, Morgantown, West Virginia. Glenmark subleased a portion of this property to an IHOP franchisee. Pursuant to the sublease, the IHOP franchisee was responsible for construction of the IHOP Building in 2006, while Glenmark was responsible for site preparation. GMH Properties, LLC has acquired an assignment of the ground lease.
